How much does a website really cost? An honest 2026 breakdown

Ask three agencies for a website quote and you'll get three numbers so far apart you'll wonder if they heard the same brief. One says $800. One says $8,000. One says it depends, which usually means more. None of them explain why. Let's fix that.

The real price ranges in 2026

  • Template site from a freelancer: $500–1,500. A theme with your logo on it. Fast and cheap, but it looks like it.
  • Custom small-business site (5–8 pages): $2,500–8,000. Real design, real copy, mobile-first. This is where most restaurants, clinics, studios, and service businesses should be.
  • E-commerce: $5,000–20,000. Products, payments, delivery logic. The range depends almost entirely on how much is custom.
  • Corporate and platform builds: $20,000–100,000+. Multiple languages, integrations, custom features.

Those are honest market numbers. But the sticker price is rarely where websites get expensive.

The hidden costs nobody quotes

  • The monthly retainer: $50–500/month for "hosting and maintenance", forever. Over five years that's often more than the site itself.
  • The change fee: every text edit, photo swap, or new section is a ticket and an invoice. $50–150 per change adds up fast.
  • The exit cost: if the agency owns the hosting, domain, or platform, leaving them means rebuilding from zero. That's not a line on any quote, but it's the biggest number of all.
The most expensive website isn't the one with the highest quote. It's the one you have to pay rent on forever.
